I was waiting for the listing agent for unit 3501 in the lobby and met the listing agent of the 2805, so we decided to go up and to check it out. This is a combined 05 and 06 unit. It has 2,400 square feet. Nice view to the new lake shore east park and the Millennium park, the only thing is you should bring an interior designer to help you and do some good lay out for this unit. It has great value, just need lots of work. BTW, the listing agent is very nice.

I showed this unit to a potential buyer today, it has great views to the city, the lake and the Millennium park. This unit has 3 bedrooms, all the remodelling is done 10 years ago. So it needs lots of work if you like contempery, the owner is offering to put in new wood floor with new carpet in the bedrooms and new paint. The asking price is $1,295,000. The view is really nice. Just sold! Another good deal, 155 N Harbor Dr Unit 3210

If you have been reading my blog, you would know that this unit is a short sale and it is a very good price, I have been showing this unit to a few people, but they all think that the assessment fee is a little on the high end in this building. The listing price was $404,000, I still think that is a great deal. You need to do some work in the unit, maybe spending around $40,000, then the unit will be very nice.

The cheapest three bedrooms at the Chandler – 450 E Waterside Unit 302

This is the cheapest 3 bedrooms unit in the Chandler, it faces north, you have a great view to the Chicago river, the future Chicago Spire and the Navy Pier. This unit has around 2,100 square feet and the inside is really nicely done. The asking price is $839,000, this is very close to the purchase price from the pre construction. The owner lives in Ireland and needs to get this unit sold. I think this is a good deal as the it has every thing, even the view, plus it faces the river so although it is on a low floor, but you do not really feel it.

360 E waterside, the Tides

I just figured out the address of the Tides, since we have been using Tides all the time. I just helped one renter in this building to find a twice as large and great view to the lake unit with a little cheaper price. I have seen some units in this building and noticed that the price is a little higher than the buildings around it, it has great amenities and lounge room etc, but the space in the unit is not that spacious or you have to pay a lot more.

I showed this unit to a potential buyer today, it is a great unit, very spacious with lots of light. Every room has a window even the kitchen. Each room is a good size, it faces the lake and the north of the river. The only thing is that there is going to be a building on the east of it, so all the views of the lake is going to be blocked. Although we do not know how long it would take for the building to be built. The kitchens and bathrooms are very nicely done, wood floor, with great cabinets and nice appliances. The listing price is $1,199,000 with additional parking for $50,000 per space. It has 2,215 square feet.

Fly the kite at the harbor

My husband and I went for a walk after dinner last night, he brought his favorite kite. We went to see the Columbia Yacht, then we walked all the way to the end of the tip next to the ship. Then he started to fly the kite, it fells scary but fun, the wind was good, so we make the kites very high.

There was one young man who was fishing, but he did not catch anything. Another one was on his bike to take photos. It was a cold night, but we had fun!

8 showings within a month for one bedroom at the 195 Harbor unit 4007

Unit 4007 is my listing at the Park Shore, this is very nice one bedroom unit, it has views to the new lake shore east park, the Chicago River. It is on a high floor, so you could be able to see the river above the Lancaster building. If you to the window, you will be able to see the Monroe Harbor as well. The unit is listed on 5/5/09 and I have 8 showings already, two of the people are thinking about to make an offer, hope they will do it soon! This building has the best amenities and great social group.

2+den sold at the 195 Harbor unit 4308

This unit is facing north with great view to the Navy Pier and the lake. The unit has been sold within 2 weeks with a cash buyer for the price of $470,000. This is really a good deal, no matter what’s the inside is. We have been thinking to get refinance soon but now our comparables is lower than our purchasing price which is hard for us to get a great interest rate.

Foreclosure is back on the market, look at the price 5113 -14 at 155 harbor

Isn’t it crazy, we are seeing people flipping house now at this market. The foreclosure is finalized and now the new owner has put these two units back on the market with the asking price of $839,000, that means there is a margin of $300K just for the 2 months period. Let’s see if they could really sell these units. For people would like to check the history, they might not want to get it, but for people who are getting it, they are not the bad deal anyway. So let’s see what is going to happen with them, this will be interesting to know.
