This is a combined unit and I just noticed the sold price is $500,000. This is really a great price for a combined 1,800 square feet unit. This unit has great view to the city and this was a short sale, the asking price was $428,310. The new owner would like to upgrade the whole unit, they might split the two units and sell one of the units. This is a great purchase, I am happy for the new owner who has make a very wise choice!

Lakefront Children’s Academy

Both of my daughters are going to the Lakefront Children’s Academy for some months now. They are in different classes. We love all the teachers there. This week was the teachers appreciation week, so we got lots of gifts for all the teachers in the day care. My kids are so happy to prepare the gifts for their teachers. The older one mentioned that she could not waiting for the morning to give the gifts. Recently I have a friend who wants to transfer her daughter to this place and I told her lots of benefit for it. The best part I like is they teacher lots of things, this is really beneficial for people like me since I am so busy with both of them, I really do not have so much time to sit down and teach them stuff, so when I see the they could cut a circle or read some words, I am very happy and proud of them too. Another good thing is that people come here from the neighborhood so that we get to know lots of our neighbors and we could get to play with them as well.

New thoughts from showings in the neighborhood

Since I have been living in the neighborhood for a few years, I have noticed changes when people buy units these days. It used to be the views for everyone, such as Harbor Point, 155 N Harbor Dr. I remember that I had a clients wants to buy a unit 12 and 13 so bad and I had to ask people if they would like to sell their units. But now we could see that all of these units are on the markets, yes, their price is high but at the same time these units are not gone in one day like before. There are a few reasons for this, one is that the price is high, second is that the assessment is high, such as the 3210 at the 155 N Harbor Dr. this is a short sale unit with listing price for $404,000. This is a great price , but non of my clients want to offer on it due to the high assessment fees. Although this unit has great views to the lake, it is on the market for more than 3 weeks now. I also noticed that there are a few 06 units of 195 N Harbor on sale now, since these units are facing the Harbor Point building, although, it has views to the lake and the park, but people do consider about it is looking at another building. I remember when we bought our unit in 2007, we bought it in 4 days, since there are not so many these kind of unit on the market. So it is a great time to buy now since you could choose from so many places.

2 bedrooms for rent at the park shore, 4701 at the 195 N Harbor Dr.

I showed my client this unit and they really loved it. So after showing him this unit, we went to the Tides, but he said that he could not get this unit out of his mind any more. So we went back and made an offer on this unit. This is a two bedrooms unit facing north with great view to the lake, navy pier and the shore line, the city view, the Chicago river, you name it, it has wood floor all through out except the master bedroom. I am so happy to see that my client is really loving this place and I am also glad to see that he like to stay in our building, we all love our building!

Showing for my new listing at the 195 N Harbor Dr. unit 4007

I had my second showing today, the first one was to a customer is thinking to buy a place for his son. Today, a Realtor brought a whole family to check out this one bedroom unit. The listing price is $289,000. It has around 706 square feet with west view to the new lake shore east park. The bathroom is all done. I showed them all the amenities in the building as well and mentioned that the assessment fee is very reasonable. Plus I told them the transportation choices. Hopefully these people could make an offer on it tomorrow. I know that they are going to see a few more places today.

I have showed this unit to my client last week and she really likes it. This unit has beautiful views to the lake, Navy Pier and the south shore line. It has 1,000 square feet, so it is quite large for a one bedroom unit. Plus it is very well upgraded, new kitchen with granite counter and new bathroom. This is really a good value.

Just sold! Studio at Harbor Point 155 N Harbor Dr Unit 3601

I have been to this unit last year since I know the owner, this unit is redone very well, wood floor, with new kitchen, new bathroom, closet been  moved around, it looks a lot bigger than the other 01 units. Also, the column has been pained by an artiste, together with the two walls.  This is really a move in condition with modern design, I am glad to see this unit has been sold with in a month of being listed.  That means our neighborhood is still very strong in sales.
