I showed this unit to a potential client a few weeks ago. This is a great two bedrooms unit overlooking at the lake. It has lots of sun light in the unit, beautiful views, you do not feel very low at all although it is on the 8th floor.  The unit is clean, there are some upgrades, but not much. Since the owner has cats, you may want to change the carpet. The guest bedroom has a Murphy bed, with a working desk, if you do not have lots of furniture, this will be good to use and it does save lots of space. The listing price is $731,900. Which is not bad.  My client does not want them since the square feet is not very large.

The unit 4112 at 155 N Harbor Dr. is a combined unit of a one bedroom and a three bedrooms unit, it has two pin numbers under 4112 and 4113. The combined square feet is around 2,914. It is a huge 3 bedrooms with 3 and a half bathroom unit. This will be a great place for a large family, such as with two – three kids. It is on a nice floor, you would have views to the lake, the city with beautiful sky line too. You could see fireworks in the unit too! There are lots of upgrades! The listing price is $1,575,000. The assessment is over $2,000 per month.

New Listing – 155 N Harbor Dr Unit 5408

This unit is on the top floor, although it is not upgraded, I am not sure if the listing price is still considerably high for $609,000. This unit was on the market last year for $649,000 and it did not get to sell. Since the 3208 sold for $527,000 recently, I am sure this price should be negotiable. But since the summer is here, maybe the market is getting better. While I was showing this unit last year, I noticed that  you need to do lots of work about it! It is a large two bedrooms unit with great view to the Lake and Navy Pier!

New Listing – 155 N Harbor Dr Unit 3913

This unit just get listed today. It looks so beautiful on the pictures, have great view to the harbor and the new millennium park, the snake bridge, etc. It is on a good level too. Just too bad it is only a one bedroom, the listing price is $499,900, this is quite pricey for the square feet it offers, only 1,050 square feet. But the view is the best and it is on the curve. It looks like there are some upgrades in the unit. This unit normally is very hot and owners sometimes try to sell them themselves:-)

Sold after 80 days – 155 N Harbor Dr Unit 3406

I noticed this unit has a contract today. The 05 and 06 units is hard to sell in this building due to the views are limited, they could see the Navy Pier, but you have to go to the window, directly you only has the view to the Park Shore building. So this is a good sign that this unit is sold in a not very long time! Hope this could bring the market back and make some of the inventories go away!

Unit 3203 at 195 N Harbor

Unit 3203 at 195 N Harbor Dr is a three bedrooms unit. I have showed this unit back in January to a potential buyer. They thought that the unit needs lots of work. It is OK to move in, just there are lots of stuff are old. The kitchen is in old condition with granite counter but it has been put on about 5-6 years or even much longer before. They still kept the half bathroom not as most of these units’ owner to change this into a study or storage place. As this is a 1,600 square feet place, there is really no need for 2 and a half bath:-)  Although I could say that the listing price of $844,500 is not so bad with a self parking space. But to count the work needed, I still think there is room to go down. The unit has great view and a private balcony! I am sure this unit is going to sell in the summer!

Beautiful 2bedrooms at the 195 Harbor

I showed a beautiful 2 bedrooms at the 195 N Harbor last week, this is a great unit on the 43rd floor. Unit 4305 is a split two bedrooms with lot of upgrades in the unit. Such as new kitchen, new bathrooms. Kitchen has been opened up and the washer and drier has been moved to a better location. Granite counter tops. The master bedroom has been configured with lots of storage space and built in closets. The window treatment is wood shades, which are very expensive. The second room has been opened up as a study. There are so much sun light in the unit.  Great views to the lake, the harbor and the grand park. The listing price is $499,000 with a self parking space!

195 N Harbor cheapest 2 bedrooms and Den

I just noticed a 2 bedrooms and den come out of the market today for $479,000 with a parking space, I have not seen this price before in my building, although the inside might not be very presentable, but with this price, it will be a great buy! This room is facing north of the lake shore drive and the lake line of the city, the great view of the Navy Pier. It also over looking at the Lake shore East Park in the bedroom.

Yoga class at the 195 N Harbor Dr

Thanks to Julie and Felis, we are now having a weekly yoga class in our building at 195 N Harbor Dr. The yoga class is held downstairs in the club room, the teacher is from 340 E Randolph. I missed the first class and went to the second class, this is good for beginners’. Since I was not practicing for a long time, this is perfect for me to start. The time is between 10:15am – 11:30am and the price is $10. You bring your own mat and your own towel. This helps me with my new year resolution which is try to work out at least twice a week.

155 N Harbor newsletter

I got the current issue of clearinghouse from 155 N Harbor. There are a few nice units coming out, such as a one bedroom “11” Harbor Point unit for sale, fully remodeled Harbor Point “13” unit, a mid level “04” unit and an “02” unit. Normally it is hard to see all these units for sale since their views are all spectacular! The unit “13” is bigger than unit “11” and it is on the curve looking at the Millennium Park and the harbor and the lake, so it is the best one bedroom unit in the Harbor Point building.
