Unit 3208 sold at the 155 Harbor

The unit 3208 has been on the market for a while, this is a large two bedrooms has lake view,  I mean more than a year. Last summer while I helped my client to purchase unit 5008 in the 155 N Harbor Dr. The unit 3208 was listed for $599,000. My client paid $512,500 for unit 5008. We all know that means unit 3208 would be going down a lot too, since in this market everybody is looking at what is on the market and what was sold for. I noticed the selling price of 3208 is $527,000. That is only 88% of the asking price. In this neighborhood, this is a really low percentage as normally we would see 5-10% of the asking price these days.  But we should understand that the selling price of $599,000 has not been dropped during the time that the other units’ price was dropped.

North Harbor Drive

30% of the time when I tell a taxi driver about our address at North Harbor Drive, they would think about Hubbard and then they thought there is no north, only east and west.  I then have to say by the end of the east Randolph, then most of them would know where to go. Since this is such a tiny street, it is very hard for people to know it.

There are only three buildings on this street, 155 N Harbor – also called Harbor Point, 175 N Harbor – also called North Harbor Tower and 195 N Harbor – also called the Park Shore. I finally get to remember all the building names, Elizabeth can remember our building name now.

155 N Harbor Dr Unit 5113-14

I noticed this unit is for short sale a couple of weeks ago, I have heard about that this unit has problems around a year ago. When I saw the listing price of $428,310, I could not believe my eyes.  I tried to call a few people that I know would be interested in it. I called them on the second day of the listing, however, the listing office told me that they are not going to accept any offers after 4:00pm that day. I would not have time to show this unit to anyone at that time. I feel so bad that I did not get a chance to sell this unit although I knew about it. I should put on better search in the future for me not to lost such good deals!

North Harbor Tower

We used to live at the North Harbor Tower for 2 years, now when I think back, how I wish that I have bought the Park Shore back then, then we would be able to save $100,000! Although we bought at the peak time, I still think we did a good purchase since I really like the neighborhood, the people, the parks and the lake front.

I still have some laundry cards that I have not been able to use them, every time when I walked pass the the North Harbor Tower office, I would think about it, I need to try to trade them to cash:-)
