This is a split two bedrooms unit with new wood floor, new kitchen appliances, lots of sun light in the room, great view to the harbor and the Columbia Yacht Club and the grand park.

The listing price is $1,950 per month, which is the cheapest in the building. Just had professionally cleaned and carpet shampooed, very nice and move in condition.

FHA Loan training today

We had a FHA loan training today. The speaker is a Joe from the guaranteed rate and he is a great speaker. So who is qualify for the FHA loan, residence only, if people has previous short sale and foreclosure, they need to wait three years after that deal is settled. For people who wants to buy a new place and already own a place, they need to prove 12 months rent. Also, most of the FHA loans are for single family and 1-4 units building only.  You can find lots of good infomation on www.hud.gov.

FHA loan is pricey compare to the conventional loan as not only you have to pay the PMI, you also have to pay a 1.75% of the purchase price MIP which is ensure the loan is in good nature. So if you have 20% down, the better choice is conventional loan. There are still very small amount of condo buildings are approved for FHA loan. The percentage of units in a condo building to get FHA loan is less than 30%. The FHA spot approval is going to go away in Oct, that means there are more buildings are FHA approved. I am not sure if this is good, although FHA loan are not easy to get, but it does has the minimum 3.5% down payment, plus, you can use gift for the down payment, is this going to be a bad thing in the future?

Two bedrooms for rent 195 N Harbor Dr Unit 2501

I just noticed that this unit if available for rent too. I showed this unit for sale last week, this is not my listing, it is a nice unit with some upgrades. Nice view to Navy Pier, the lake and the north shore line, very beautiful. The asking price for rent is $2,000 per month, this is a very reasonable price. The kitchen has granite countertops.

Showing of 2 bedrooms at the 195 Harbor Dr

Since there are a few choices at the 195 N Harbor Dr, it is getting difficult for buyers to make their decisions now.  The 01, 09 tiers have better views but smaller units, the 04, 05 get blocked by the 155 Harbor, but it has split two bedrooms, plus they are facing south, so it gets more sun light in the units. I always like the 2+ den units the tier 06 and 08 as they are kind of like the three bedrooms if you put a wall up. It used to be the units are sold very fast, does that mean that our building is getting old or just the same as others, too many inventory around? Hope all the situation could change soon.

I noticed one web site visitor found our site when searching for “how far is buckingham fountain from navy pier?”? Well, I’m sure they did not get the answer from here – BEFORE NOW! Yes, now we are going to divulge this information for free on the Internet so everyone can know just “how far is buckingham fountain from navy pier”. Below is a map I created using MapPoint 2009 showing the approximate walking path one would take going from ____ to _____. 1.5 miles. I’d estimate a thirty minute walk assuming a leisurely 20 minute mile pace. Or an hour and a half round trip with time for an ice cream. Play dates at the play ground by the Daley Bi plaza

We have been doing play dates these dates at the play ground every Sat morning. This play ground is cross street from 340 E Randolph, which is a nice place for the kids to play and adults to catch up. There are lots of big trees around the play ground, so no matter how hot it is, we could get lots of shade area. We also try to do this within our Chinese community, so that the kids could have some Chinese speaking environment around them. Please join us if you live in the neighborhood and would like to have your kids learn some Chinese or just come to play with us!

Bridge club at the Parkshore

Since I had a showing yesterday, I could not attend the bridge club. I just thought that I would stop by and to say hi to them and tell them about it. Then I found out three ladies sitting there waiting for me. I felt so bad about it. We chatted for around 10 minutes and I apologized again  and again as I really wanted to play, however I need to work at the same time too! I will try to make it next week. I really enjoy playing bridge as I learned a lot from them, and they are very nice to tell me that I have improved a lot! This is helping with my logic thinking too! Anyone wants to join us, let us know!

Showing at the Park Shore, the Chandler, the River East and the Park View

I did some showings yesterday morning, three two bedrooms at the park shore, actually two of them are 2+dens, the unit 2408 and unit 808, these two are both very nice units facing north east with great views to the Navy Pier, the lake and the north shore line. These two units have around 1,300 square feet, both has wood floor in the living room. One has a valet parking space and the other one does not. The asking price is $499K (the one with the valet parking) and $449K( the one does not have the parking). My client also saw unit 4305, which is nicely done and remodeled! This unit is facing south with the view to the columbia yacht club and the grand park. The asking price is $465K with a valet parking space.

Then we went to Chandler to see unit 908, my client’s comment is that they have nice master bedrooms and bathrooms, but the living room is too small. But they do like the finished of the condo. They like the nice kitchen too!

At the River East, we saw two units, Unit 3701 which is a foreclosure unit, it has very ugly carpet and paint. The bathrooms and kitchen are very basic, not maintained very well. The asking price is $451K. The other one is unit 2204,  this one has better carpet, view and nice kitchen and bathrooms. The asking price is $489K.

At the end we went to the sales center of the Park view, the 505 Mcclurg Ct. We saw two two bedrooms unit with view to the north. They are giving 10% discount now. which is new as when I was there a couple of months ago and asked for any discount, they mentioned that there is no discount:-)

My client has not made up their mind yet, they said that they like a lot of them!

Two bedrooms apartment rented at the 512 Mcclurg

My client decided to go to rent this two bedrooms apartment at the 512 Mcclurg, 04 tier. Very nice view to the city and lots of lake view. This two bedrooms unit has two split bedrooms with around 1,400 square feet. Very nice new kitchen, two nice and large bathrooms. Large size of the bedroom. Everything is in great condition! I am so glad that my client decided to move here!

Showing three one bedrooms unit at the 512 Mcclurg

I showed three units at the 512 Mcclurg last Sunday. They are all one bedroom units, tier 11, 12 and 06. I can’t believe how beautiful view the 06 unit has, it has completely lake view from the living room and the bedroom, this view is permenant too as only the Chicago Spire is going to block some of the lake view, but I am sure even to look at the Chicago Spire is a kind of neat. This unit 3606 we saw has around 965 square feet with wood floor through out, granite kitchen and bathroom, lots of closet spaces. The bedroom size is very large, even with a california king bed and some other furnitures in it, it still has lots of room. The monthly assessment fee is $420, which includes Heat, Air Conditioning, Water, Common Insurance, Doorman, TV/Cable, Exterior Maintenance, Lawn Care, Scavenger, Snow Removal. Very nice location with lots of restaurants nearby, walking distance to michigan avenue, the lake and the beach. This building was built in 2002, so everything is new, I really like this building.
