I showed this unit a few months ago and noticed that it has reduced $120K this past weekend, due to short sale. This is a great unit overlooking the lake and the south shore line. Very seldom seen in the building for this price! Then I found that it is under contract today. That is only 3 days after it has reduced value! This is a great unit with the best view in the neighborhood.

Lake Shore East Park Playground resurface for a week

The Lake Shore East Park Playground is going to be resurfaced from 9/16/09 – 9/24/09. This is going to make the park look a lot better as there are lots of places do have chips. I hope they could do something with the big rats too. As it is easy to spot rats even in the day light.
Since the other (north Grant Park) playground is closed yesterday, this is not a good timing for them to close as we are still having some nice weather and there are so many kids out playing yesterday. Where can they go now?

North Harbor Tower is waiving the move in fee and give a $500 bonus now

I am helping my client to find some rentals recently and noticed that the North Harbor Tower is offering no move in fee and give a $500 bonus after you move in. Plus you can negotiate about the price, they give 1 month free currently. 175 N Harbor dr is the location of the building, this building was built in 1991 and has indoor swimming pool, gym with different classes offered. We used to live there for two years and my husband likes to join their different weight loss program. Lots of the units have great views to the lake, the building maintenance people, doorman, management office people are all very nice. I like the big lobby too, my kids used to play there. Oh and the media room is always open which has tables with wireless connections. It is pretty quiet, I used to go there to work, (better than hearing the kids at home). Right by the doorman station there is a business center, which has a few computers, a printer and a fax machine, very convenient, I do see people using this room a lot! Two bedrooms facing north at the parkshore just rented!

I was helping one of my client successfully rented the two bedrooms facing north at the park shore. This unit has great view to Navy Pier and the Harbor, very nice clean unit, with granite countertops, new cabinets, lots of built in shelves and mirrors. Nice carpet. The den has a french door so that you can close up use it as a second bedroom. I am glad that my client likes this unit very much!

Real Estate Mapping

The desktop software we use for mapping patterns and looking for trends in real estate is Microsoft MapPoint 2010. This software enables you to color-code and plot patterns based on zip code, point or address locations, and census tract. You can easily plot points by date and sum up to larger geographies such as county and state. I will prepare and share some of our real estate maps in the coming days.
