There are three units sold in the last three months at the 195 N Harbor – the Parkshore building. Unit 2501 sold for $412,500 which is 97% of the reduced asking price of $425,000. Unit 2701 sold for $415,000 which is 97.6% of the reduced asking price. Unit 1302 sold for $910,000 which was sold before even printed. This means that the Parkshore building sales are still very strong. Also it means that after the price has reduced to the market price, the negociation room is not as big as some the buyer’s thought, not always 5-10% as a given nowadays. You have to see the listing history while negociating.
There are 6 current listings from $389,000 to $539,000. There is one two bedrooms pending.

The new tenant has just moved in this unit and he mentioned that he really likes this unit, the view is so pretty, the unit has very nice upgrades, the building offers so many amenities, it has a great store, a nice pool, a beautiful sundeck, a nice gym, friendly doorman…

I had a showing for this rental unit at 4711 at 155 Harbor Dr. This unit is remodeled, very nice inside with granite counter tops, nice cabinets marble entry, and nice bathroom too. There are some furniture in the unit too, such as a Bose TV system. The view of the unit is spectacular, view to the lake and the south shore line. This building is renter’s heaven, it has everything, the nicest gym, indoor pool, nice grocery store, party rooms, sun deck, work room. children’s room, etc. Please let me know if you are interested to see this place!

This unit has great views to the lake, the Navy Pier and the north shore line. Since it got windows on the curve, it make the views more dramatic. The listing price was $575,000 and reduced to $565,000. And the sold price is $537,500 which is 95% of the asking price. So that means the building is still holding strong, plus I have tried very hard to sell it at a very good price! There are two similar units sold in the building recently unit 2808 sold for $590,000 and unit 5408 sold for $599,000, these other two units were not my listings, they had different upgrades, such as open kitchen, nicer cabinets, wood floor, or reconfigure of the bedrooms. I had an open house this Sat between 12 – 2:00pm for unit 4007 at 195 N Harbor Dr. This is a one bedroom unit with views to the Grant Park, the new Lakeshore East Park and the lake and the Chicago River, the beautiful skyline. This unit has around 700 square feet, marble kitchen, newer bath room, in unit washer and dryer. I had a big sign out on the side walk, but only one person showed up. She is looking for her friend, hope her friend would be able to get to see it. This is a great building with full amenities, 24 hour door man, grocery store, tennis court, gym and roof top pool, two large party rooms that you can use 3 times a year for free etc.
