Condo price drop at the 195 N Harbor

We have bought our place which is an original 06 unit at the parkshore 2 and a half year ago at the peak time for $527,000. Right now there are a few 06 units for sale at the 195 Harbor from $399,000 – $529,000, they all include a parking space, that means the value of our condo has dropped at least  10 – 15% during these last two year period, so that is around $52,700 – $79,050. But let’s assume that we were wise and did not buy a place in 2007, then we end up has to rent a two bedrooms for around $2,100 per month minimum, that would be around $63,000. So that means we have a wash, plus it is harder to get approved for the mortgage, maybe we will not be able to get approved for the loan. The last but not least is what if we put all the cash in the mutual fund, we might lose more money during these period.

So after all the thoughts and regrets, I want to conclude that it is right to buy a place than to rent as eventually this place will be ours! Also, comparing to the unit prices around this neighborhood, the Parkshore prices is holding up pretty well!

Showings at the Lakeshore East for rentals

I had some showings around  the lakeshore east rental buildings yesterday. My client is looking for a large one bedroom unit, so we started from Shoreham with one which is 730 square feet, then we went to 830 square feet on a lower floor with no balcony, then we found one which is 1,140 square feet on the 8th floor. As per the leasing agent, this unit is in an odd shape and very unique, there is only this one in the building. The view is nice to the east with the lake, so you should be able to see fireworks twice a week in the summer. This one bedroom has one and a half bath, tons of closet spaces, bigger kitchen, etc…

The Tides and the Shoreham are running some flat rate specials right now, so for the one bedroom unit, it is $1,495 at the Shoreham no matter which unit and it is $1,595 at the Tides no matter which unit. Also, they would pay you back the move in fee of $450 after you move in, only $50 per applicant is charged while checking the credit. So if you want to move to a great neighborhood next to the park in new buildings, these buildings are great choices. Plus each building has great amenities too. Not to mention the Cafe Roma in the Shoreham which is Wified, they have great sandwiches and coffee.

Just pended! 195 N Harbor Dr unit 1907

I am very excited to announce that my one bedroom listing at the Parkshore, unit 1907 at the 195 Harbor has got a contract on 3/10/10. The date we list the place was 2/16/10, so it took 22 days for us to get a contract, I think this is really good in this market. First we have to say that the building is sound, the finance is sound, second is that we priced it right, third is that people are in a hurry to buy to try to get the the tax credit. With all the above reasons, I think I broke the record of getting a contract in such a short period of time. This is also because I have been working hard in this neighborhood and I know the price well in this market.

I am so glad for my client who has listed with me, he did not expect this place to be sold so fast either!

3 more showings for unit 1907 at the 195 N Harbor Dr

We had 3 more showings this week for my new listing, the one bedroom unit at the 195 N Harbor Dr – the Parkshore. There were a couple of the clients who came to my open house at 4007 last year, this means that people really take pretty long time to look and see, other than to make a move. I would not blame them as there are so many choices on the market and there is still uncertainty of where we are going.  The good thing is that I do see more traffic this year. I remember last year this time I was so bored with really just no showings at all, no matter for sale or for rent. Just got an e mail from a coworker from @properties that they sold 65 units in 5 weeks at the 565 Quincy. What an interesting number result!

565 Quincy is located next to the union station, most of the units do have balconies, they have dropped 30% since January. I have a client who bought an one bedroom unit will close in April!

One bedroom for rent at the Parkshore – 195 Harbor

So my client puts his heart in the current one bedroom listing, and then there are other people were asking me if there is anything else going to be available.  I put a sign downstairs for a client who is searching for a one bedroom to rent in the mid of May. Then I noticed there is one available right now from the owner. So in case you are looking to find a one bedroom unit, there still a couple of choices. The price would range from $1,300 to $1,400 depends on the floor and the finishes of the unit, which is a lot lower than a couple of years ago, it was around $1,500 – $1,650 at that time.

Rental showing at the Park Shore – 195 N Harbor Dr

I have showed one rental unit to a potential renter today, one bedroom unit facing the new designer lakeshore east park. I am representing the potential renter only, she is a friend of the real renter:-) She really likes the place which has nice views to the Chicago River, the Grand Park and the Buckingham fountain.  The unit features wood floor, new appliances also. I also like the way that it has a french door to the bedroom, so it made the living room looks larger.

4 showings for unit 1907 at 195 N Harbor – the Parkshore

I just had this newly listed one bedroom unit last Friday on the market and I have got 3 inquiries, one from Trulia.com and the other two are Realtors who asks about whichdirection of this unit facing. This unit faces west, which is the new designer lake shore east park, you also have a good view of the grand park and the Buckingham fountain. During Saturday and Sunday, I had four showings, one of the couple came back to see it again in the evening. This is well priced unit with lots of sun light, around 706 square feet but does not lose an inch, you could even put a king size bed in the bedroom.

Very well maintained building with lots of amenities. such as roof top pool, on site grocery store, 24 hour doorman, gym, two large party rooms that you could use 3 times for free of charge etc.

Current listings at the 195 N Harbor Dr

There are currently 9 listings at the Parkshore on the market, they started from $240,000 as a one bedroom to $539,000 as a two bedroom plus den. In these 9 listings, there are 3 new listings from this week. This means that everyone wants to beat the market and want to start even earlier than the regular listing month of March. Normally that is the month that we feel spring is here and people are start to search! I hope all the the current listings could sell in short time!

Two rental showings at the lakeshore east

Yesterday I had two showings at the lakeshore east, they were both at the 420 E Waterside building. Both are one bedroom units, one is facing north east and the other one is facing southwest. They were both very nice, the one faces north east has the best view of Navy Pier and the Chicago River. The one faces southwest has a view to the lake and the new Lakeshore east park. Both has balconies. My client prefers the southwest facing one as it is larger which has around 824 square feet and the asking price is $1,700. The building offers great amenities including gym, indoor pool, party room, grill, sun deck and so on.

Roundy grocery store is coming

According to the Chicago BISNOW report, the Roundy’s grocery store is going to break ground next week at the New East side. The Roundy’s grocery store is going to be located at the the bottom of the 340 on the park building, which is southwest of the Lakeshore East park. As we all know that the developers have been talking about this grocery store for years and now since our community is getting larger, this store is finally coming. Also, there is going to have a three fork steak house in the village market, I am sure this is great new to everyone, please feel free to post your comment here.
