I have been showing one bedroom rental units last weekend at the the lakeshore east, the new eastside neighborhood, we have toured around 222 Columbus, the park millennium, the 201 westshore, the Lancaster building, the Shoreham and the Tides building, the 450 waterside, the Chandler building, the North Harbor Tower, the 175 North Harbor Dr and the 155 North Harbor Dr, the Harbor Point building. At the North Harbor tower, they do not have washer and dryer in units unless it is a bigger unit such as a three bedroom or a two bedroom unit. The room size is slightly larger in the condo buildings than the rental buildings at the lakeshore east. But definitely the amenities are so much better in the rental buildings. My clients loves three units located separately at the 222 Columbus, the 201 Westshore and 450 waterside. They all have washer and dryer in the unit, all around 900 – 1100 square feet, all but one have balconies, all have wood floor and nice kitchen. And the price with parking is all around $1,850 – $2,050.

This nice one bedroom unit at the 201 westshore is pending with the asking price of $243,000 which including a parking space. This unit is in perfect condition, with nice open kitchen, wood floor, washer and dryer in the unit and the best part is the parking space is included in the price, I would think the contract price is very close to the asking price by knowing this is a bank sale. If you have read my blog before, you would have noticed that I thought this is the best deal in the building. Please keep on reading as I would comment on the ones that I think is good value, such as there is currently a short sale unit at the Chandler which is a very good deal!

Rental activities at the Lake shore east

Although we are in the cold and wet winter now, there are lots of rental activities in the city. One of my clients have rented a one bedroom unit during the weekend, which was the first showing of the listing agent at the Lancaster. There are three two bedroom units have been rented within the last month at the Parkshore – 195 N Harbor Dr. Three units have been rented at the Chandler – 450 waterside, from One bedroom unit to two bedroom unit and three bedroom unit with the renting price of around $7,000 per month. Three units have been rented at the Regatta building – 420 Waterside, including one bedroom, two bedroom and three bedroom units, the three bedroom units has been rented for $6,500 per month. Two units have been rented at the 340 Randolph, from one bedroom unit to two bedroom unit, the price is ranging between $3,300 and $4,200 per month. Not to mention the park homes, which has great rental town homes at around $7,000 per month.

Rental price is going up in the city!

I have noticed the rental price is going up this year, I have helped a client found a convertible for around $1,050 a year ago, but now, I have checked with a few different rental buildings, the studio price is around $1,250 – $1,350 and they would not come down as their vacancy rate is so low.
Hope this the starting sign for the market to get better, I noticed that there are some short sales and foreclosures in the new east side, but not so many and if they priced right, they could be gone within a couple of days.

Two bedroom units for rent at the Shoreham – wood floor in the living room

I did not know until recently that the Shoreham rental building is offering some special flooring in some of the units with no pets. Such as right now they have a two bedroom unit on a low floor facing the new lakeshore east park with wood floor in the living and dining area, with the current concession, the rent is around $2,587 per month for 15 months lease. The reason they would like to do 15 months lease is because then when the lease ends, it will be spring of 2012, then it will be easier to find renters. Aqua currently has some two bedroom units for rent as well, I remember even in October, they have rented all their units out. Their rental rate is around $3,000 for a two bedroom unit after the discount. Since there are so many people are on their waiting list, they do not give any discount for the moment!

One bedroom foreclosure at the 201 Westshore

I have been watching this unit for a long time, the price has been dropped from $288,900 when it was listed in May, current price is $243,900, although in the future, some of the views might be blocked, but this is unseen one bedroom price in the lakeshore east development. This one bedroom unit has around 750 square feet, very nice kitchen and great view to the lake Michigan.

Two bedroom for rent at the Parkshore

I had a two bedroom for rent at the Parkshore – 195 N Harbor Dr unit 705, we have listed it on the market on Nov 19, 2010. This is split two bedroom unit with wood floor throughout the unit, while we were thinking about the listing price, there were 5 other two bedroom units on the market with the listing price from $2,100 to $2,800 per month, some of the units have parking spot included in the price and some of them have parking additional with the price. Since my client do want their unit out very fast, we have priced it for $2,100 with parking included in the price due to this unit is on a lower floor. We have rented out within 15 days for the people who came to the second showing. Our rental price is $2,050 including parking. My client is very happy since she does not need to deal with the showing any more, plus, the new tenant move in date is 1 day after they move out, their unit has been fully used other than sitting there empty.
That was just an example of how to price your unit for rent or for sale! Especially in the current market we need to be always know the market and price range in order to help our clients! I notice some of the rental units have been vacant for more than 6 months…

Foreclosure rate at the 450 Waterside – the Chandler

There are totally 11 units closed within the last 12 months at the 450 waterside, the Chandler. They include 2 studios ranging from $199,000 to $210,000, 4 one bedroom units ranging between $310,000 and $420,000, 4 two bedroom units ranging between $540,000 and $790,000, 1 three bedrooms unit of $770,000. There are 2 units were short sale, the foreclosure rate is 18%.
The Chandler has 300 units, the current rental rate is over 30% over the owner occupancy.
Currently there are 15 units for sale ranging between $267,900 and $4,800,000, so the list rate is around 5%. 2 of the 15 units are going for Short Sale or foreclosure.
