Market data for 195 N Harbor Dr – the Parkshore for the last 6 months

There are totally 6 units closed in the last 6 months at the 195 N Harbor Dr – the Parkshore, there are 1 one bedroom unit, 3 2 bedroom units and 2 three bedroom units, price is ranging between $212k and $795k, I was involved in three of the 6 units, I was the buyers’ representative for unit 3305 and unit 2607 and seller’s representative for unit 3508. There is only one unit 2607 is foreclosure, the closed price is $702,900 with two parking spaces included, it is around 1,991 square feet as per the listing sheet.

Currently there are 4 units pending, there are 3 two bedroom units and one three bedroom units. I am the seller representative for unit 3606.

Also, there are 7 active listings, their price is ranging between $499k and $945k. There are three two bedroom units and 4 three bedroom units.

From the above data, we could say that the Parkshore is really doing well as there was only one foreclosure unit in the last 6 months, the current active listing ratio is 1.5%. This is very healthy for a 20 year old building!
