There is a three bedrooms short sale finally closed last week after being contracted since October 2009. The closed price is $820,000. This three bedrooms has open kitchen, granite kitchen, wood floor, lots of upgrade in the unit. Whoever has bought this unit has got a good deal, but they did waited for a long time. This is the second distressed property in the building after the foreclosure one unit 709 of last year. From here we could tell that our building is really going strong. Since we have more than 480 units in the building, you would see a lot more foreclosures and short sales in the other buildings than the parkshore.

I showed three units at the 512 Mcclurg last Sunday. They are all one bedroom units, tier 11, 12 and 06. I can’t believe how beautiful view the 06 unit has, it has completely lake view from the living room and the bedroom, this view is permenant too as only the Chicago Spire is going to block some of the lake view, but I am sure even to look at the Chicago Spire is a kind of neat. This unit 3606 we saw has around 965 square feet with wood floor through out, granite kitchen and bathroom, lots of closet spaces. The bedroom size is very large, even with a california king bed and some other furnitures in it, it still has lots of room. The monthly assessment fee is $420, which includes Heat, Air Conditioning, Water, Common Insurance, Doorman, TV/Cable, Exterior Maintenance, Lawn Care, Scavenger, Snow Removal. Very nice location with lots of restaurants nearby, walking distance to michigan avenue, the lake and the beach. This building was built in 2002, so everything is new, I really like this building.

I really can’t believe this. I was helping a buyer to offer this unit the beginning of last year for $925, 000. Right now the listing price is $869,000 which has include a self parking space, which can be valued around $50,000. The unit is well done and it is a move in condition. very nice cherry wood cabinets, granite counter tops, marble floor, wood floor through out. Open kitchen, new bathrooms etc. This is the best price so if you are ready to get a three bedrooms unit with a private balcony and a great view to the lake, then contact me for details and pictures.

2 bedrooms for rent at the River East, 1604 and 4901 at the 512 Mcclurg

I showed these two units to a potential renter. The room size is great, it has around 1,400 square feet. These units are both at the corner of the building. 1604 has carpet and 4901 has wood floor in the living room. Since they are both on the corner, they have large windows with beautiful views and lots of sun light. This building was built in 2003, so all the appliances are very new, with new bathrooms, and granite counter tops. The grocery stores are very close by, AMC movie theater is just downstairs. I showed this unit twice to potential renters. This unit has great views to the lake, the north shore line on the 50^th floor. Very pretty. Just Listed! This is a two bedrooms and den unit at the Parkshore, the listing price is $539,000, it has a parking included in this price. This unit has some upgrades too, such as wood floor, some upgrades in the kitchen and bathroom, this is on a high floor. It is really reasonable price now.

I have been to this unit last year since I know the owner, this unit is redone very well, wood floor, with new kitchen, new bathroom, closet been moved around, it looks a lot bigger than the other 01 units. Also, the column has been pained by an artiste, together with the two walls. This is really a move in condition with modern design, I am glad to see this unit has been sold with in a month of being listed. That means our neighborhood is still very strong in sales.
