There are a few two bedrooms for sale in my building at the Parkshore, 195 N Harbor Dr, I think all of them are good deals, they are ranging from $449,000 to $576,000 with a parking space included, this is the price we have not seen for years, so either you are an investor or you want to buy for yourself, right time is the perfect time to get in!

This unit has great views to the lake, the Navy Pier and the north shore line. Since it got windows on the curve, it make the views more dramatic. The listing price was $575,000 and reduced to $565,000. And the sold price is $537,500 which is 95% of the asking price. So that means the building is still holding strong, plus I have tried very hard to sell it at a very good price! There are two similar units sold in the building recently unit 2808 sold for $590,000 and unit 5408 sold for $599,000, these other two units were not my listings, they had different upgrades, such as open kitchen, nicer cabinets, wood floor, or reconfigure of the bedrooms. I showed 4 units to a potential buyer this weekend, one bedroom, two bedrooms and three bedrooms, the asking price is ranging from $269,000 – $855,000. The size is from 700 square feet to 1,600 square feet with a balcony. The price per square feet is ranging from $384 – $534 due to the view difference between the west view to the east permanent lake view.

Since there are a few choices at the 195 N Harbor Dr, it is getting difficult for buyers to make their decisions now. The 01, 09 tiers have better views but smaller units, the 04, 05 get blocked by the 155 Harbor, but it has split two bedrooms, plus they are facing south, so it gets more sun light in the units. I always like the 2+ den units the tier 06 and 08 as they are kind of like the three bedrooms if you put a wall up. It used to be the units are sold very fast, does that mean that our building is getting old or just the same as others, too many inventory around? Hope all the situation could change soon.

After listing this two bedrooms condo, I already had 7 showings. People are still thinking;-) It’s that the things that people do nowadays. They like to think and do not like to act! This two bedrooms unit has great view to the lake and the Navy Pier. It has wrap around windows so it even has more lights to the unit. There are lots of closet space too. Kitchen features marble counter. The unit has around 1,369 square feet. It is a very large two bedrooms unit. The listing price is $575,000 which is the lowest in the 08 tiers. This is a two bedrooms plus den unit, it was on foreclosure in April this year, I have tried to show this unit to a few of my clients but they did not want to purchase due to different reasons. The final close price on this unit is $400,000 which I think is a great deal. As there are lots of closet space in this unit and the view is great! But yes you need to spend around $20-40k to do some remodeling work.

I can’t believe the price now, it is so cheap, two bedrooms in this new building for $330,000, this is a short sale, so it will take a little longer to get approved and also you might need to put more down payment, but this is a good buiding in the great neighborhood. This unit has around 1,200 square feet, I really think this is a great value.

This is a nice two bedrooms unit at the Park Shore, it has great views to the lake and the city. It is on a very high floor with split two bedrooms, this price includes a self parking space, this is the cheapest price so far for the 05 units in the building. The new price is $459,000. So if you take the parking $50,000 out, this is only $409,000 asking price. So act fast, let me know if you want more details of this unit!
