I showed this unit a few months ago and noticed that it has reduced $120K this past weekend, due to short sale. This is a great unit overlooking the lake and the south shore line. Very seldom seen in the building for this price! Then I found that it is under contract today. That is only 3 days after it has reduced value! This is a great unit with the best view in the neighborhood.

I can’t believe the price now, it is so cheap, two bedrooms in this new building for $330,000, this is a short sale, so it will take a little longer to get approved and also you might need to put more down payment, but this is a good buiding in the great neighborhood. This unit has around 1,200 square feet, I really think this is a great value.

If you have been reading my blog, you would know that this unit is a short sale and it is a very good price, I have been showing this unit to a few people, but they all think that the assessment fee is a little on the high end in this building. The listing price was $404,000, I still think that is a great deal. You need to do some work in the unit, maybe spending around $40,000, then the unit will be very nice.

This is a one bedroom unit at the 360 E Randolph, the Buckingham Building, it is a short sale, since we do not see short sales often, I took two clients to see this unit. However, my clients do not like it due to it’s not clean and there are not so many upgrades. I noticed today that this is sold! So I was right, this is a good price!

I noticed this unit is for short sale a couple of weeks ago, I have heard about that this unit has problems around a year ago. When I saw the listing price of $428,310, I could not believe my eyes. I tried to call a few people that I know would be interested in it. I called them on the second day of the listing, however, the listing office told me that they are not going to accept any offers after 4:00pm that day. I would not have time to show this unit to anyone at that time. I feel so bad that I did not get a chance to sell this unit although I knew about it. I should put on better search in the future for me not to lost such good deals!
