Showings at the Lakeshore East

I had a few showings lately at the Lakeshore East. The buildings are Park Shore – 195 Harbor, the Chandler – 450 E Waterside Dr – the Aqua Building – 225 N Columbus Dr. These are all very nice buildings but they are also very different. My client is interested in studio or one bedroom, they really like 195 N Harbor Dr due to the view in the units, the great maintenance of the building, the good floor plan.

I have showed one rental unit to a potential renter today, one bedroom unit facing the new designer lakeshore east park. I am representing the potential renter only, she is a friend of the real renter:-) She really likes the place which has nice views to the Chicago River, the Grand Park and the Buckingham fountain. The unit features wood floor, new appliances also. I also like the way that it has a french door to the bedroom, so it made the living room looks larger.

I showed 4 units to a potential buyer this weekend, one bedroom, two bedrooms and three bedrooms, the asking price is ranging from $269,000 – $855,000. The size is from 700 square feet to 1,600 square feet with a balcony. The price per square feet is ranging from $384 – $534 due to the view difference between the west view to the east permanent lake view.

I did some showings yesterday morning, three two bedrooms at the park shore, actually two of them are 2+dens, the unit 2408 and unit 808, these two are both very nice units facing north east with great views to the Navy Pier, the lake and the north shore line. These two units have around 1,300 square feet, both has wood floor in the living room. One has a valet parking space and the other one does not. The asking price is $499K (the one with the valet parking) and $449K( the one does not have the parking). My client also saw unit 4305, which is nicely done and remodeled! This unit is facing south with the view to the columbia yacht club and the grand park. The asking price is $465K with a valet parking space.

Then we went to Chandler to see unit 908, my client’s comment is that they have nice master bedrooms and bathrooms, but the living room is too small. But they do like the finished of the condo. They like the nice kitchen too!

At the River East, we saw two units, Unit 3701 which is a foreclosure unit, it has very ugly carpet and paint. The bathrooms and kitchen are very basic, not maintained very well. The asking price is $451K. The other one is unit 2204, this one has better carpet, view and nice kitchen and bathrooms. The asking price is $489K.

At the end we went to the sales center of the Park view, the 505 Mcclurg Ct. We saw two two bedrooms unit with view to the north. They are giving 10% discount now. which is new as when I was there a couple of months ago and asked for any discount, they mentioned that there is no discount:-)

My client has not made up their mind yet, they said that they like a lot of them!

This two plus den is a very nice unit at the parkshore, it has brazilian wood floor, new appliances, around 1,300 square feet. The price has dropped to $449,000. This is really a great price for such a unit in this nice building. This unit has great view to the Navy Pier, the lake and even the Buckingham fountain. I am sure this price is going to sell in any time soon. This unit does not come with a parking space but you could rent from other owners or to purchase a parking space from other owners.

I showed this unit twice to potential renters. This unit has great views to the lake, the north shore line on the 50^th floor. Very pretty. The kitchen has granite counters, wood floor in the living room. Good room size for the master bedroom. The second bathroom is remodeled. Detailed info and pictures will be available upon request!

This unit was on the market last year right before the financial crisis, and then they took it out of the market. It is a very nice unit with two bedrooms and a den, you can close the den to become a three bedrooms unit. It faces north and has a great view of the east. The new wood floor has been put in last year, new appliances too. The listing price for this unit is $499,000 with the assessment of $680 per month. This price does not include a parking space. I showed my client this unit and they really loved it. So after showing him this unit, we went to the Tides, but he said that he could not get this unit out of his mind any more. So we went back and made an offer on this unit. This is a two bedrooms unit facing north with great view to the lake, navy pier and the shore line, the city view, the Chicago river, you name it, it has wood floor all through out except the master bedroom. I am so happy to see that my client is really loving this place and I am also glad to see that he like to stay in our building, we all love our building!

I had my second showing today, the first one was to a customer is thinking to buy a place for his son. Today, a Realtor brought a whole family to check out this one bedroom unit. The listing price is $289,000. It has around 706 square feet with west view to the new lake shore east park. The bathroom is all done. I showed them all the amenities in the building as well and mentioned that the assessment fee is very reasonable. Plus I told them the transportation choices. Hopefully these people could make an offer on it tomorrow. I know that they are going to see a few more places today.

This is two bedrooms and a den unit at the Park Shore, we have a same unit, I really like the design of this unit, there are around 1,300 square feet, but you could change it to a three bedrooms unit. The kitchen is redone and very nice, it has new bathroom floor too. Pictures and detailed MLS information will be available upon request. The new price is $519,000 with a self parking space.
