Showing at the Park Shore, the Chandler, the River East and the Park View

I did some showings yesterday morning, three two bedrooms at the park shore, actually two of them are 2+dens, the unit 2408 and unit 808, these two are both very nice units facing north east with great views to the Navy Pier, the lake and the north shore line. These two units have around 1,300 square feet, both has wood floor in the living room. One has a valet parking space and the other one does not. The asking price is $499K (the one with the valet parking) and $449K( the one does not have the parking). My client also saw unit 4305, which is nicely done and remodeled! This unit is facing south with the view to the columbia yacht club and the grand park. The asking price is $465K with a valet parking space.

Then we went to Chandler to see unit 908, my client’s comment is that they have nice master bedrooms and bathrooms, but the living room is too small. But they do like the finished of the condo. They like the nice kitchen too!

At the River East, we saw two units, Unit 3701 which is a foreclosure unit, it has very ugly carpet and paint. The bathrooms and kitchen are very basic, not maintained very well. The asking price is $451K. The other one is unit 2204, this one has better carpet, view and nice kitchen and bathrooms. The asking price is $489K.

At the end we went to the sales center of the Park view, the 505 Mcclurg Ct. We saw two two bedrooms unit with view to the north. They are giving 10% discount now. which is new as when I was there a couple of months ago and asked for any discount, they mentioned that there is no discount:-)

My client has not made up their mind yet, they said that they like a lot of them!

This is a two bedrooms unit at the parkshore with great view to the north shore line and the lake. The new price is $455,000 which has a parking included in the price. It is on a high floor, it has around 1,150 square feet, very reasonable two bedrooms, great floor plans which makes it feel even bigger. I showed this unit to a potential buyer today, it is a great unit, very spacious with lots of light. Every room has a window even the kitchen. Each room is a good size, it faces the lake and the north of the river. The only thing is that there is going to be a building on the east of it, so all the views of the lake is going to be blocked. Although we do not know how long it would take for the building to be built. The kitchens and bathrooms are very nicely done, wood floor, with great cabinets and nice appliances. The listing price is $1,199,000 with additional parking for $50,000 per space. It has 2,215 square feet.

Showing of two split bedrooms and two bedrooms plus den at the Park Shore – 2104, 4305, 4006, 4406

I showed a client 4 different units at the Park Shore building today, 2 of them are two split bedrooms – unit 2104 and unit 4305, 2 of them are 2 bedrooms plus den – unit 4006 and unit 4406. The 04 tier is very seldom come out in this building as it is more closer to the lake and you will have a clearer view of the Planetarium and the south shore, unit 2104 is original condition, you need to spend $25,000 minimum to do some remodeling. Not including wood floor and good kitchen cabinets. The listing price is $439,ooo which also includes a self parking space. So this is a good deal no matter that you need to do some work of the unit. Unit 4305 is listed for $499,000, it is completely done and move in condition. The washer and Dryer has been moved from the kitchen to the closet outside of the second bathroom, which makes the kitchen more open and nicer. This work is not allowed anymore in the building as it relates to too many pluming work. Also, it did reentry of the main bedroom, made a new build in closet, there are lots of build ins in this unit. The price includes a self parking space, it is also good value. This is a new one bedroom unit at 420 E Waterside, it has around 825 square feet, this unit faces the river, you have a beautiful view of the lake, Navy Pier, the city and the river from all rooms. The building was built in 2005, so it has all the best finishes with new top of the line appliances. Building has great amenities too! The listing price was $425,000, I did not get to see this unit, but it looks great on the pictures!

I notice that this unit has just been listed today. This is a 2 bedrooms and a den unit at the Park Shore, we have a same unit. This unit is in an original condition. You could see the Columbia Yacht Club very clear from the window, also, you will be able to see the nice lake and the lake shore drive. Also you will see the nice Buckingham fountain. It has 1,300 square feet, but the lay out is very nice, you could change the den to a three bedroom without any problem. So you would feel that you have lots of space in your place. Park shore is a very well maintained building, it has the best to offer in the neighborhood with the lowest assessment. I showed this unit to a potential client a few weeks ago. This is a great two bedrooms unit overlooking at the lake. It has lots of sun light in the unit, beautiful views, you do not feel very low at all although it is on the 8th floor. The unit is clean, there are some upgrades, but not much. Since the owner has cats, you may want to change the carpet. The guest bedroom has a Murphy bed, with a working desk, if you do not have lots of furniture, this will be good to use and it does save lots of space. The listing price is $731,900. Which is not bad. My client does not want them since the square feet is not very large.
