The monthly assessment is $1,322, which includes Water, Common Insurance, Security, Doorman, TV/Cable, Exercise Facilities, Pool, Lawn Care, Scavenger, Snow Removal etc. This is very well maintained building, it has the best amenities, a very large gym, an indoor swimming pool, a basketball and a racket ball court. A kid’s play room which is just remodeled. Sun deck, two large party rooms. Currently this building has studio, 1 bedroom, two bedrooms and three bedrooms for sale between $269K to $1,795K. This is a studio with around 700 square feet. This unit is fully upgraded with art design on the walls and the columns. It looks very nice and cozy in it. The view is very pretty to the city skyline. The closing price is $305,000 out of the asking price of $334,500. This is an agent owned unit so we could think they have avoided some realtor fees. but still the drop is around 10%.

If you have been reading my blog, you would know that this unit is a short sale and it is a very good price, I have been showing this unit to a few people, but they all think that the assessment fee is a little on the high end in this building. The listing price was $404,000, I still think that is a great deal. You need to do some work in the unit, maybe spending around $40,000, then the unit will be very nice.

This is just like I have predicted, this unit is sold within a week it got listed. The listing price is $439,000 with a self parking space. For a tier 04 unit, this price is very good. I do not know what the contract price is at this moment, but if you get to read my earlier post, you would know that this is great value unit! So let me know what you are looking for, so that I could match something up for you.

This is a split two bedrooms unit facing the Millennium park, it is sold within 10 days of getting listed! The listing price is $594,500. I did not get to see this unit, from the pictures it look pretty good, I am so happy to see that sales in our neighborhood are moving so fast! Especially at this price.

This is a one bedroom unit at the 360 E Randolph, the Buckingham Building, it is a short sale, since we do not see short sales often, I took two clients to see this unit. However, my clients do not like it due to it’s not clean and there are not so many upgrades. I noticed today that this is sold! So I was right, this is a good price!
