I showed this unit a few months ago and noticed that it has reduced $120K this past weekend, due to short sale. This is a great unit overlooking the lake and the south shore line. Very seldom seen in the building for this price! Then I found that it is under contract today. That is only 3 days after it has reduced value! This is a great unit with the best view in the neighborhood.

After listing this two bedrooms condo, I already had 7 showings. People are still thinking;-) It’s that the things that people do nowadays. They like to think and do not like to act! This two bedrooms unit has great view to the lake and the Navy Pier. It has wrap around windows so it even has more lights to the unit. There are lots of closet space too. Kitchen features marble counter. The unit has around 1,369 square feet. It is a very large two bedrooms unit. The listing price is $575,000 which is the lowest in the 08 tiers. This is a two bedrooms plus den unit, it was on foreclosure in April this year, I have tried to show this unit to a few of my clients but they did not want to purchase due to different reasons. The final close price on this unit is $400,000 which I think is a great deal. As there are lots of closet space in this unit and the view is great! But yes you need to spend around $20-40k to do some remodeling work.

This is a studio with around 700 square feet. This unit is fully upgraded with art design on the walls and the columns. It looks very nice and cozy in it. The view is very pretty to the city skyline. The closing price is $305,000 out of the asking price of $334,500. This is an agent owned unit so we could think they have avoided some realtor fees. but still the drop is around 10%.

I saw this is new listing today, this is a great one bedroom unit at the Harbor Point, not on a very high floor, so you could see all the boats and the activities. I sold the 904 last year, this unit has 1,000 square feet, very good size room for a couple, single and a small family. I have not seen this unit yet, but from the descriptions, it looks like the unit need to do some work. The asking price is $388.500, which is very competitive.

New thoughts from showings in the neighborhood

Since I have been living in the neighborhood for a few years, I have noticed changes when people buy units these days. It used to be the views for everyone, such as Harbor Point, 155 N Harbor Dr. I remember that I had a clients wants to buy a unit 12 and 13 so bad and I had to ask people if they would like to sell their units. But now we could see that all of these units are on the markets, yes, their price is high but at the same time these units are not gone in one day like before. There are a few reasons for this, one is that the price is high, second is that the assessment is high, such as the 3210 at the 155 N Harbor Dr. this is a short sale unit with listing price for $404,000. This is a great price , but non of my clients want to offer on it due to the high assessment fees. Although this unit has great views to the lake, it is on the market for more than 3 weeks now. I also noticed that there are a few 06 units of 195 N Harbor on sale now, since these units are facing the Harbor Point building, although, it has views to the lake and the park, but people do consider about it is looking at another building. I remember when we bought our unit in 2007, we bought it in 4 days, since there are not so many these kind of unit on the market. So it is a great time to buy now since you could choose from so many places.

I have showed this unit to my client last week and she really likes it. This unit has beautiful views to the lake, Navy Pier and the south shore line. It has 1,000 square feet, so it is quite large for a one bedroom unit. Plus it is very well upgraded, new kitchen with granite counter and new bathroom. This is really a good value.
