I have a new listing one bedroom, unit 4007 at the 195 N Harbor Dr located at the Parkshore. This unit is facing west, has views to the new lakeshore East park, the grand park and Buckingham fountain, the lakeshore drive and some of the lake, also you could see the Chicago river. This unit has granite counter in the kitchen, some remodeling in the bathroom. The unit has around 706 square feet, the layout is great so that you do not lose any spaces . It has in unit washer and dryer, lots of closet spaces.

The Parkshore building is a full amenity building which include an on site grocery store, tennis court, garden, grill area which you could watch fireworks right in front of you. 24 hour door man, a full spa, two party rooms, the one on the concourse level has just been remodeled with new granite kitchen, there is another party room on the 56th floor with a kitchen inside too. Everyone could use the two party rooms three times a year free of charge.

I have a pocket one bedroom for rent at the Parkshore – 195 Harbor. This unit is on a very high floor, with wood floor through out. New open granite kitchen with SS appliances, french door is open to the bedroom, also you will get furnished contemporary bedroom set. The price is $1,500 per month, the building is a full amenity building which offers everything.

We have bought our place which is an original 06 unit at the parkshore 2 and a half year ago at the peak time for $527,000. Right now there are a few 06 units for sale at the 195 Harbor from $399,000 – $529,000, they all include a parking space, that means the value of our condo has dropped at least 10 – 15% during these last two year period, so that is around $52,700 – $79,050. But let’s assume that we were wise and did not buy a place in 2007, then we end up has to rent a two bedrooms for around $2,100 per month minimum, that would be around $63,000. So that means we have a wash, plus it is harder to get approved for the mortgage, maybe we will not be able to get approved for the loan. The last but not least is what if we put all the cash in the mutual fund, we might lose more money during these period.

So after all the thoughts and regrets, I want to conclude that it is right to buy a place than to rent as eventually this place will be ours! Also, comparing to the unit prices around this neighborhood, the Parkshore prices is holding up pretty well!

195 Harbor last three months sold units

There are three units sold in the last three months at the 195 N Harbor – the Parkshore building. Unit 2501 sold for $412,500 which is 97% of the reduced asking price of $425,000. Unit 2701 sold for $415,000 which is 97.6% of the reduced asking price. Unit 1302 sold for $910,000 which was sold before even printed. This means that the Parkshore building sales are still very strong. Also it means that after the price has reduced to the market price, the negociation room is not as big as some the buyer’s thought, not always 5-10% as a given nowadays. You have to see the listing history while negociating.

There are 6 current listings from $389,000 to $539,000. There is one two bedrooms pending.

There are current 12 units available for rent at the 195 Harbor, also called the Parkshore. There are 4 one bedroom unit starting from $1,300 to $1,450 depends on the remodelling situation. There are 5 two bedrooms unit starting from $1,850 to $2,400 per month, there are 2 two plus den units asking from $2,300 – $2,500 including a parking spot. These are great units, the building is very nicely maintained. This building is a full amenity building with 24 hour doorman, grocery store, gym, roof top pool, basic cable is included too! The building is next to the lake, this is a perfect location for Chicago downtown!

It has around 1,220 square feet facing south with views to the lake and the Harbor, the Columbia yacht club, it is very quiet here as the tennis court garden is underneath the unit. This is a split two bedrooms unit with new wood floor, new kitchen appliances, lots of sun light in the room, great view to the harbor and the Columbia Yacht Club and the grand park.

The listing price is $1,950 per month, which is the cheapest in the building. Just had professionally cleaned and carpet shampooed, very nice and move in condition.

This is a two plus den unit and has just had a contract after price been reduced! This is a good deal as I have seen the unit and the kitchen is pretty nice. I am glad to see units are moving in my building.

Unit 4007 is my listing at the Park Shore, this is very nice one bedroom unit, it has views to the new lake shore east park, the Chicago River. It is on a high floor, so you could be able to see the river above the Lancaster building. If you to the window, you will be able to see the Monroe Harbor as well. The unit is listed on 5/5/09 and I have 8 showings already, two of the people are thinking about to make an offer, hope they will do it soon! This building has the best amenities and great social group.
