Pending, sold and current on the market for the Parkshore – 195 N Harbor

In the last six months there are 12 unit closed at the Park Shore – 195 N Harbor Dr. The price is between $268k for a one bedroom unit to $1.73m for a 6 bedroom unit. There are 8 two bedroom and two bedroom plus den sold with the price range between $395k (no parking) and $525k (one parking included). Some of the units have been remodeled and some of the units are original condition. There are 2 three bedroom unit closed for $650k on a 2nd floor and $815k on the 52nd floor.

Currently there are 4 units pending for close, 6 units are available for sale between $509k and $1,799k. Unit 1104 is remodeled a few years ago, it has a beautiful new and open kitchen, nice bathrooms, wood floor, no pop corn ceiling, new crown molding, new doors, all closets customized.

Prices in some naighborhoods are still very, very far from the peak, so I’m not saying the market has totally recovered, but it’s definitely there’s definitely a strong trend to recovery. If you’re still looking to buy, now might be the right time.

Goal! Blackhawks Captain Jonathan Toews Finds Buyer

Jonathan Toews unit at the Chandler has finally sold. He moved from the Chandler to Regatta at the north end of North Harbor Dr. over a year ago, and the unit he left at the Chandler has been listed for $1.8M. I almost had a buyer last year but financing fell through. The unit is 2,714-square-foot on the 32nd-floor.

Ritz-Carlton Chicago’s Highest-End Luxury Condos Available for Move-in

Crain’s Chicago reports that after many difficulties, the Ritz-Carlton is back on track.

The 89-unit project at 664 N. Michigan Ave. is the most expensive project currently on the luxury downtown Chicago residential market at about $1,200 per square foot vs. about $800 per square foot at the Trump and Lincoln Park 2550. The price is partly a function of the very central location along the N. Michigan Ave. shopping district but I believe it’s mostly due to the prestige of the Ritz-Carlton brand.

If you are looking for ultra high end luxury with lots of amenities  in Chicago, this is the building. Residences range from 1,500 sq. foot one-bedroom homes to penthouses of almost 7,000 sq. feet. and a special feature is the full-floor private Landmark Club with amenities that include a private dining room, screening room, spa treatment rooms, and a state of the art exercise facility.

The building is the type much sought after by overseas buyers such as from the Middle East and Chinese looking to invest or buy a home at which to stay while in Chicago on business or shopping/sightseeing.

The project difficulties are outlined in this article, but the short of it is that there are still many units available at attractive prices compared to ultra high end luxury in other U.S. cities such as New York.

Chicago Home Foreclosures Down Significantly

Crain’s Chicago reports that foreclosure activity in the Chicago area is tapering off.

“A total of 7,582 homes here had a foreclosure-related filing in May, plummeting 22.2 percent from April and 49.7 percent from a year earlier, according to Irvine, Calif.-based RealtyTrac Inc., an online marketplace for foreclosed properties.”

With reduced foreclosure inventory, competition is really getting fierce as more people are looking to buy and finding a great deal like could be done 3-4 years ago is a lot harder now. If you are looking to buy a foreclosure, it’s important to do the homework to ensure you are not bidding too high or too low. David Axelrod Lists Lake Point Tower Unit for $1.25 Million

I’ve shown Lake Point Tower (505 N. Lake Shore Drive) to several clients recently and it has a sort of classic feel about it that you don’t get in the modern, sleek new highrises. What type of building you prefer depends on your own style, but one of the better examples of modern, sleek new highrises in my humble opinion is 600 Lake Shore Drive, less than a block away. The lobby and driveway are breath-taking.

In any case, Lake Point Tower has a revolving rooftop restaurant (Cite Restaurant), and unparalleled amenities that are just not in many new buildings. Lake Point Tower has both indoor and outdoor swimming pools and in addition to the Health Club there are weight, cardio, and yoga workout rooms, a kids playground, the list goes on. Besides the restaurant, there’s a convenience store and bar in the building and professional services include medical and dental offices, personal training, and interior design and condo renovation services. It is the only building in Chicago east of Lake Shore Drive.
